2023 Property Tax Info & Appeal Process

The rapid rise in real estate values over the past few years has been great news for sellers. And for those thinking of selling soon.

But for anyone who is staying in their home for awhile - the rise in values has a different impact.

It's that time of year when the County Assessor's office sends out property tax valuations to homeowners in Colorado.

It's likely that you're feeling a bit of sticker shock with your new valuation and resulting tax increase 

You're not alone.

Colorado law requires a new valuation every two years to ensure that property taxes remain current with the cost of residences. It's important to remember that property taxes fund a variety of services that we all rely on, from schools and roads to government operations, infrastructure, libraries, snow removal, police and fire, and other essential services.

How is this process different from a Zestimate and other online services to determine value?

The County Property Tax assessment is looking at data from 2 years ago.  Any online valuation tool yuo use will give you an estimate of what your home is valued TODAY.  That won't work for an appeal.

Home values are based on homes sold or refinanced that are nearby to you and similar to yours in features and style. And crafting a home value is a science AND an art.  I'm sure you've seen examples of homes selling for WAY over or UNDER what Zillow said the value was.  That's why a real estate agent is necessary for determing your value - especially when it comes to setting a selling price.  

So back to the County assessment.  Obviously the County does not do a full appraisal on each home.  So your value may have gone up because of improvements, renovations, etc that your neighbor did and if they sold for a high price - your value came up!  

I have to laugh a little bit here as we may all be in the same hypocritical boat.  I'm sure you appreciated this your value raising if you're thinking of selling as it will increase your profit.  But paying taxes on an unrealized gain feels a bit different, doesn't it?  At least that's how I feel.  

Here's what's important.  For example, if your home hasn’t been renovated recently but was valued based on a neighboring home that was recently gutted, updated and remodeled, your own value may be overstated. And you may want to protest your value. If you can prove your case, you stand a good chance of succeeding.
